A question comes up on almost every first call with buyers looking at the western Algarve. They want to know what a given sum actually buys, and where. The honest answer is that the number on your budget matters less than how you spend it, because the stretch from the west side of Lagos and out to Sagres holds a wide range of homes at every level. B&P Real Estate sees the same budget buy very different lifestyles depending on the town, the type of home and how close you want to be to the water.
Prices have kept climbing through 2026, so it helps to start with a benchmark. According to Idealista, asking prices in the Lagos municipality sat close to €4,700 per square metre in September 2026, up around 7 per cent on a year earlier. That figure blends apartments and villas across town and coast, and the spread around it is wide. A village townhouse and a frontline villa can sit hundreds of thousands of Euros apart on the same headline rate, which is why a per square metre average only takes you so far.
Around €300,000 to €500,000
This is the entry band for the western coast, and it leans towards apartments and smaller village homes. In this range you tend to find one and two bedroom apartments in and around Lagos, in Meia Praia and in the villages out towards Vila do Bispo. A two bedroom flat in Salema, or an older apartment a short drive from Lagos centre, can fall here, and the occasional compact village house turns up too. These figures are the agency's own reading of current stock rather than a formal valuation.
- One and two bedroom apartments in Lagos, Meia Praia and the western villages
- Renovation projects and older village houses set back from the coast
- A smaller holiday base that still reaches the beach on foot or by a short drive
Buyers browsing Algarve apartments for sale in this band usually trade square metres or a sea view for a strong location. Something walkable to Lagos marina or a Praia da Luz beach costs more than an equivalent flat set back inland, and that premium has held firm.
Around €500,000 to €750,000
The middle of the market opens up noticeably here. Budgets in this range reach larger apartments in sought after parts of Lagos, two and three bedroom homes near the beaches, and the first proper villas once you look at the quieter villages. A three bedroom villa in Budens, or a townhouse with a small pool in a village near Lagos, is realistic, as is a well placed apartment close to the marina or the old town.
- Two and three bedroom apartments in prime parts of Lagos and Praia da Luz
- Smaller detached villas around Budens, Burgau and the Vila do Bispo villages
- Resort apartments with shared pools and on site management
The trade is usually between a central Lagos address and a detached home with outside space further west. Both make sense, and which one wins tends to come down to whether you want to walk to restaurants or wake up to a garden.
Around €750,000 to €1.25 million
This is villa territory across much of the western Algarve. In Lagos satellites such as Espiche and Odiaxere, and on the hillsides above the town, detached houses with pools and three or four bedrooms are the norm rather than the exception. A villa at this level often comes with a decent plot, room for a pool and a reasonable drive to the coast, though a direct sea view still pushes towards the top of the band.
- Three and four bedroom villas with private pools around Lagos
- Larger family homes in Espiche, Odiaxere and the western villages
- Houses with established gardens and space to extend or improve
Buyers comparing homes here quickly see that location, plot size and view pull against each other. A generous villa inland can cost the same as a smaller one nearer the water, so the choice becomes a lifestyle one as much as a financial one.
Above €1.25 million
At the upper end the western Algarve competes with anywhere in the region, while staying calmer than the busier central resorts. Over €1.25 million you move into larger architect designed villas, homes on established resorts around Lagos and Vila do Bispo, and properties with sea views or direct coastal access. Prices here climb well into the millions for prime coastal plots. Buyers at this level often look through the luxury villas Algarve listings for newer builds, strong energy ratings and settings that are hard to replicate.
- Four and five bedroom villas on resorts such as Santo Antonio near Vila do Bispo
- Sea view and coastal homes around Lagos, Praia da Luz and Burgau
- New build and recently renovated villas with pools and larger plots
What to budget on top of the price
Whatever band you buy in, the purchase price is not the whole cost. For a non resident buyer the taxes and fees on an Algarve purchase now run to roughly 9 to 11 per cent on top, covering transfer tax, stamp duty and the usual legal and notary costs. The transfer tax, known as IMT, changed in May 2026 under Decreto-Lei 97/2026, and residency rather than the use of the home now drives the rate. A buyer who is already tax resident in Portugal, or who becomes tax resident within two years of buying, still pays on the progressive scale where the top rate of 7.5 per cent reaches only the most expensive homes above roughly 1.15 million Euros. A non resident buying a home instead pays a flat 7.5 per cent from the first Euro, with the usual reductions set aside, unless they let the property long term at a capped moderate rent of around 2,300 Euros a month. Stamp duty of 0.8 per cent sits on top in either case. The rules were rewritten this year, so it is worth modelling your own figure early and confirming it with a Portuguese tax lawyer before you commit.
Financing can stretch a budget further. Portuguese banks typically lend to around 60 to 70 per cent of value for non resident buyers, and a local mortgage broker can tell you quickly what is realistic before you start viewing. Knowing your ceiling, fees included, keeps the search focused on homes you can actually complete on.
Summary
The western Algarve rewards buyers who think in terms of trade offs rather than a single number. Under €500,000 you are mostly looking at apartments and village homes, the €500,000 to €750,000 band brings the first villas and prime apartments, and from around €750,000 detached houses with pools become the norm. Above €1.25 million the choice widens to sea views, resort living and new builds. In every band, location, size and proximity to the coast are the levers that decide what your money does.
