The Algarve property market in 2025 saw noticeable changes across the industry.
Increased competition, reduced confidence among some agencies and pressure on commissions became more visible, particularly as smaller operators struggled to secure listings, sell stock effectively, or differentiate themselves in an increasingly crowded market.
Against this backdrop, the market rewarded realism, credibility, and proven local knowledge.
Throughout the year, we saw:
- Buyers arriving better informed and more selective
- Continued demand for well-located, well-maintained homes
- A growing focus on year-round liveability rather than short-term trends
- Sellers achieving the best results when pricing aligned with genuine market conditions
Our role remained unchanged: to provide honest advice, accurate valuations and clear guidance at every stage of the process.
A Strong Year for Sales, Built on Trust
Despite wider market pressures, 2025 proved to be a record-breaking year for B&P Real Estate.
- The total value of properties sold increased by 21% year-on-year
- Sales revenue rose by 23% year-on-year
- Net revenues grew by 26%, marking the strongest results the business has ever achieved, exceeding even the post-COVID peak of 2022
A key factor behind this performance was an increase in exclusive listings, which reduced reliance on shared sales with other agencies and enabled many properties to sell before ever reaching the public market.
Importantly, while commission erosion became common elsewhere, with some agents offering flat fees or heavily discounted rates, B&P maintained an average commission of 4% across all sales.
We believe this reflects not only confidence in our service, but the value, trust and credibility we work hard to uphold on the Lagos high street.
Why Lagos Continues to Stand Out
Lagos continues to attract interest not because it is fashionable, but because it works as a place to live.
Buyers consistently value:
- Walkable neighbourhoods and established communities
- Proximity to beaches without isolation
- A year-round town with schools, healthcare, and services
- Good infrastructure compared to more seasonal locations
In 2025, we also saw growing interest from buyers planning longer stays or permanent moves, particularly outside the traditional summer market.
Supporting Sellers with Realistic Strategy
For property owners, 2025 highlighted the importance of preparation and transparency.
Homes that performed best were those that:
- Were priced accurately from the outset
- Had clear legal documentation in place
- Were presented honestly, without overpromising
- Were marketed with high-quality photography and clear descriptions

While B&P Real Estate remains firmly focused on sales in Lagos and the Western Algarve, we’re proud to work alongside the wider group of businesses that support our clients at every stage of their property journey.
Resort Rentals Algarve & Lagos Long Lets also enjoyed a strong year.
Our short-term rental division recorded 36% growth in both booking values and commission revenue, with guest satisfaction reflected in consistently high review scores across major platforms. In total, more than 3,000 holidays were sold in 2025, made possible by the combined efforts of reservations, property management, and finance teams.
The long-term rentals department was restructured to focus exclusively on residential lets, a change that delivered a 10% year-on-year increase, with approximately 110 properties now rented long-term.
Beyond property, our clients continue to benefit from trusted professional services within the group.
Inspired Accounting saw continued growth across both individual and corporate clients, supported by investment in new office space and strengthened internal operations.
2025 also marked the successful launch phase of Inspired Mortgages, with licensing and bank agreements now firmly in place, positioning the business for growth into 2026. Alongside this, preparations are underway for the launch of fully licensed Inspired Insurance services in the coming months.
Together, these businesses allow us to support clients well beyond a single transaction, offering joined-up advice, continuity and long-term support.
